INSPECTING NEW CONSTRUCTION

There is a common misconception that new construction homes do not need to be inspected, since the municipal code inspector just inspected it and the house comes with a one year warranty.  Yes these inspectors do a very good job of finding problems, but they miss or overlook problems all of the time.  In fact, I've never inspected a new construction home and not found something that needed corrected.   Additionally, it is easier to get the builder to correct problems before closing, than if you wait until after closing.  Below are defect photos from my inspections on new construction homes.  Read the captions.
